Holiday home in France
Le Tilleul has a light airy open plan ground floor of approximately 45m2, with fitted kitchen containing an oven, microwave, dishwasher and washing machine and a large fridge freezer. In the dining area there is a wooden table and chairs, plus a high chair and booster seat if required. In the living area there are two sofas, and two armchairs plus a TV and DVD player. There are toys for children and lots of DVDs. There is free wifi.
The first floor has 2 spacious bedrooms, one with two single beds and a cot, and one with a double bed, and a bathroom with bath with shower over, vanity unit and WC. The beds are equipped with duvets or blankets if preferred. All the linen and towels are supplied.
The swimming pool is shared with the other properties and is not heated so if it is essential to your holiday, please check with me whether it is likely to be available during your chosen dates.

Le Tilleul has its own private garden with garden furniture and BBQ. As well as the private garden, guests can use the 3.5 hectares of private park which surround the property where there are a boules court, , paddling pools and picnic tables. There is also a large children's play area, with a play house. Le Tilleul is situated in the tiny hamlet of Phiolin, less than 1km from a village with a shop and a bakery. The surrounding countryside is peaceful, mostly vineyards and sunflower fields, with quiet roads ideal for cycling (we have bikes for hire). The Charente-Maritime is famous for its long hours of sunshine and stunning sandy beaches (only 25 minutes drive away).

Restaurants, food & wine
There are restaurants in all the small towns near Le Tilleul, with menus to suit all tastes and budgets - crepes, bistro or gastronomic. They use local produce that is always fresh and well prepared, with ’fruits de mer’ a speciality. Le Tilleul is in the heart of the cognac producing area of France, with famous names like Hennessy and Remy Martin less than 40 minutes drive away. The hamlet of Phiolin is home to its own award winning cognac and pineau producer who offers tours and tastings.
The beaches of Royan offer sailing, windsurfing and other watersports. There is a horse riding school and also a go-karting track nearby. In the town of Jonzac there is a waterpark with indoor and outdoor swimming pools, spa and gym.
The award winning La Palmyre zoo is just along the coast.
Canoeing and fishing are also available locally.

During July and August change over day is Saturday, but we can be more flexible the rest of the year.
Le Tilleul is non-smoking but smoking is permitted in the gardens.
All linen and towels (including towels for the beach) are included.
A shopping service for your night of arrival, and home cooked dinners for the night of your arrival, or during your holiday with 24 hours notice, are available to order. Please ask for menus.
Long lets are available during winter months - prices negotiable.
Additional price info and offers
All linen and towels (including beach towels for the swimming pool or going to the beach) is included in the cost, as are electricity and water. For a stay two weeks or longer the linen and towels will be changed once a week.
Please note that this area of the Charente Maritime imposes a Tourist Tax of 2.2% of the booking cost, which I am obliged to collect from you on arrival.
You are expected to leave your gite in the condition in which you found it. If you do not want to clean then there will be a fee of 50 euros. If this seems like a lot, please bear in mind cleaners cost 15 euro per hour and it takes at least 3 hours to clean the house to the standard required.

Thank you for a wonderful stay - the boys have loved every minute of their time at La Mirabelle and have explored every inch of the fantastic garden. The meals and birthday cake have been delicious and the distillery tour very tasty! For future visitors, we have found the beaches at Suzac and St Sordelin perfect for little ones. The Chateau des Enigmes is a great morning diversion and the frequent trips cycling to Champagnolles for croissants and baguettes a great way to start the day;
